Buying Property in Turkey is a great investment
With its many resorts Turkey is now one of the most popular places in the world for tourists to visit; with the number of tourists that visited Turkey in 2009 exceeding over 26 million, and tourism providing Turkey with an income of at least 11 billion pounds also this year. Tourism is growing rapidly in Turkey, and this proves to be good for holidaymakers and investors alike, as competition for tourists heats up. Therefore, good rental returns/incomes are there to be had and are just one side of the Turkey investment story.
Property sales have also risen considerably in Turkey in the past few years, along with house prices which have seen growth rates between 15% - 50% per year. Purchasing a Turkish property is not only a great investment but an exciting prospect; and 25 million plus tourists to Turkey per year have gotten Buy to let investors excited at the potential of the Turkish tourism market. Jane Griffiths, of Mortgage Introducer website, states: "The current economic climate in Turkey is strong and actively favours foreign investment in the property market, while most experts predict it is now sitting on the brink of a property boom.” Just as it is also believed that Turkish property prices will see a huge increase once Turkey has been fully accepted as a member of the European Union. How does Turkey attract so many tourists?
The weather; Turkey enjoys a warm climate for most of the year, and has a long summer season from April to October with an average of 10 hours of sun per day. Summer temperatures average at lows of 21 degrees celsius, and highs of 35 degrees celsius. Rain is non-existent in these Summer months with no rainfall for May to September, with April seeing a high of 3 days if you are lucky.

Great varied nightlife; Choose from a wide range of Turkish restaurants and bars, to clubs and traditional Turkish shows. Music is a mixture of Turkish and Rock & Pop music.
Fantastic food; Whether it be enjoying your "village breakfast" with fresh local sourced produce, or eating your dinner at one of the traditional Turkish restaurants. Wine houses are a favourite for wine lovers, where you can choose wine to accompany your meal with a pre-dinner wine tasting. Here the choice is varied with traditional Turkish options listed along with old English favourites such as steak. Other restaurants include Chinese, Indian and the famous Fish restaurants & markets which have got to be tried if you are a lover of seafood.
History; Turkey has had such a rich history and has seen many civilisations come and go, such as the Romans, the Byzantines, and Ottomans, leaving behind some wonderous historical sites. Sites such as the Lycian tombs in Fethiye, Cleopatras beach and Roman Ephesus in Selcuk.
Getting there; Flights to Turkey are getting cheaper every year, as more airlines compete by providing more routes and more regular flights. Ticket prices currently average between £100 - £200 return per person, with last minute deals of £50 or under one-way. Major carriers include Thomas Cook, Thomson, British Airways, Turkish Airlines and more.

Buying a property in Turkey
The cost of living in Turkey is approximately half that of living in the UK, and that alone makes Turkey a very attractive proposition when looking to purchase a property abroad. However, buying a new home or property is always a big decision, and buying overseas can feel even more daunting. There are many hazards and pitfalls to beware of, and it can be difficult to know where to put your trust. There are many websites containing a large quantity of Turkish properties at very cheap prices, but you need to ask yourself why. Usually these properties are either being re-sold by the previous owner and may require work to be done on them, or otherwise the quality is poor to begin with. In either case, unless you like rolling your sleeves up and are a diy fanatic with deep pockets then we would advise you to steer clear. Of course there are other pitfalls to beware too.
One example: In 2007 we saw a lovely duplex villa for sale in Fethiye, with a great view of the mountains, town and seaview, and private pool. All for around £20,000 less than you would normally expect; so it sounded too good to be true. The owner was desperate to sell his property, and soon the reason became clear. As in front of his property was to be built a large apartment block, completely blocking out his very nice town view and seaview.
A free piece of advice from us; If a deal being offered somewhere sounds too good to be true then it usually is.
